THE PROPERTY

The property is located in a semi-rural position on the edge of Woolaston, a hamlet located just off the A48 leading to Lydney 3 miles to the north and Chepstow 8 miles to the south. Gloucester is approximately 25 miles away. There is a shop, hall, parish church and public house in this settlement.

TOWN & COUNTRY PLANNING

A planning application was submitted on 9th November 2021 to Forest of Dean Planning Department reference P1866/21/FUL for Change of use of former Methodist Church to single dwelling with associated works with demolition and replacement of modern extension and internal alterations to former Victorian church.

This was refused on 18th January 2022 and a full report can be seen on the planning portal and our data pack. In summary the proposal is considered to result in a detrimental impact on the character and appearance of the area through the introduction of a large extension on the side of a modest church located in the open countryside.

A bat survey and assessment report has been provided that states that the church is a confirmed bat roost for an individual common Pipistrelle and an individual Serotine bat, but also has evidence of an historic roost for Brownlong-eared bats. Insufficient information has been provided to demonstrate that the proposed development would not have an impact upon bats.

Despite this it is considered that the building does have the potential for a change of use for residential or commercial purposes, subject to the necessary planning permissions.

The property is held with freehold title and is not, as far as we are aware, subject to any leases or any Reverted Clauses.
